Tempting to develop

I have two tax parcels on Sidley Lake for sale. Between the two of them there is over 1500 feet of lakefront and they are 7.6 acres together. There are no restrictions or HOA, No CCRs, The property's wetland designation is "rural", allowing for 1 acre minimums, 25' setbacks, 100' minimum widths, however, it is located in the "Molson Overlay" which prevents sub-division of smaller than 20 acres. Right now Okanogan County Planning department is considering changing the planning structure of the north end of the county that includes possibly extinguishing the "Molson Overlay" and re-designating the zoning. If this was to happen this property would be valued up to $1,400,000.00 right now it is for sale for $398,000.00. Power is on the property, phone is too. There is a well being drilled right now and the seller guarantees an approved perc test.
